No offer, no commitment

Nothing on this site is an offer to lend, a commitment to lend, a prequalification, or a statement of terms available to you. All loans are subject to underwriting and lender or investor approval, and terms are subject to change. Any program description is general and may not reflect the requirements that would apply to your specific property, entity or credit profile.

Business-purpose scope

Everything described here relates to business-purpose loans secured by non-owner-occupied investment property. We do not arrange financing for a property you or your family will occupy, and we do not arrange loans for personal, family or household purposes.

No rate quotes

This site does not publish interest rates, annual percentage rates or payment examples. Where a rate field exists in the calculator, it is blank and it is yours to fill in. Any output is arithmetic based on the numbers you entered, not a quote.

Calculator limitations

The DSCR calculator is an estimating tool. It does not include closing costs, prepaid items, vacancy, management, maintenance, capital reserves or program-specific adjustments, and it does not determine eligibility. It runs entirely in your browser; we do not receive the numbers you enter there.

No advice

Nothing on this site is legal, tax, accounting or investment advice. Property investment involves risk, including loss of capital. Consult your own attorney, CPA and advisors about a specific property, entity structure or transaction.

Accuracy

We try to keep the content accurate and current, including descriptions of local rules and market conditions, but rules change and local practice varies. Content about municipal ordinances, association rules and tax treatment is general information; verify the current requirement with the relevant authority before relying on it. We are not responsible for decisions made from general content without verification.

These terms are governed by the laws of the State of Arizona, without regard to conflict of law principles. Any dispute arising from use of the site will be brought in the state or federal courts located in Arizona.
