The basics

What is a DSCR loan?
A DSCR loan is a business-purpose mortgage for investment property that is underwritten on the property’s income instead of yours. The wholesale lender we place the file with compares the rent the property collects to the full monthly housing payment — principal, interest, taxes, insurance and association dues — and uses that ratio, along with your credit and reserves, to decide whether the loan works. Personal income and tax returns are generally not part of the decision.
What coverage ratio do I need?
It varies by program and by the rest of the file. Some programs accept a ratio below the market norm when reserves are strong or the borrower has a documented rental history; others require more margin. We will tell you which programs fit a specific property rather than quoting a single number that may not apply to your scenario.
Do you check my income or tax returns?
Generally no. These loans use the property’s rent, your credit profile and your reserves. Some programs ask for a verification of employment or a brief business narrative, and a handful will look at liquidity in more depth, but the traditional income documentation package is not the basis of approval.
Can I live in the property?
No. Everything on this site is for non-owner-occupied investment property and business purpose only. If you or a family member will occupy the home, this is the wrong product and we will tell you so rather than take the application.

Structure and eligibility

Can I buy in an LLC?
Yes, and many investors do. Expect to provide the articles of organization, the full operating agreement including amendments, an EIN letter, a certificate of good standing and a resolution authorizing the loan. A personal guarantee from the individual behind the entity is standard.
How much down payment is typical?
It depends on the program, the property type, the coverage ratio and your credit profile. Rather than quote a range that may not fit, we will tell you what a specific program requires for a specific property. The useful conversation is about the loan amount that the rent can carry.
Do you arrange loans in states other than Arizona?
This site is built for Arizona property, and that is where our local knowledge is strongest. Ask us about a specific state and property before you assume it is available.
Are short-term rental properties eligible?
Some programs allow them with a documented trailing history of platform receipts and a discount applied to gross income. Without that history, the property is usually underwritten on long-term market rent instead. The city permit and any association rules also have to line up.

Process and paperwork

Can I finance a property I am buying from a wholesaler or at auction?
Sometimes, but the timeline is the issue. A DSCR file needs an appraisal, title work and an insurance binder, and an auction or wholesale contract often asks for a closing in days. Talk to us before you bid so the financing timeline is realistic rather than aspirational.
How long does closing take?
The pace is set by the appraisal, title, insurance and how quickly documents come back. A complete file with a cooperative seller moves considerably faster than one assembled after the contract is signed. We give you the document list up front so the clock is not spent waiting on paperwork.
What if the property needs work?
A property that will not pass an appraisal in its current condition usually needs a different structure: a bridge or renovation loan first, then a refinance into a DSCR loan once the work is done and the rent is documented. We can arrange that sequence.
Can I use projected rent on a vacant property?
Yes, through market rent support — an appraisal or rent schedule that establishes what the property should collect. Underwriters use the supported figure, not your projection, and a lower support number changes the ratio.
Is there a prepayment penalty?
Some investor programs carry one for a defined period, and some do not. It is a program-level term, so ask for it in writing on the specific option you are considering, and compare it against how long you intend to hold.

Costs and next steps

Do I need reserves?
Yes. Reserves are the money left after closing, measured in months of the property’s housing payment, and the requirement varies by program, loan size and coverage ratio. They must be documented with current statements, not screenshots.
How are you paid?
We are a mortgage broker, which means we arrange financing with wholesale lenders rather than acting as the lender. Our compensation is disclosed in the loan documents, and any third-party costs such as appraisal and title are itemized before closing.
What is the first step?
Send the address, the rent you expect and what you are trying to accomplish. We will run the coverage at the loan amount you have in mind, tell you which programs fit, and give you the document list for that structure. No obligation, and nothing goes to a lender until you say so.
