Five Arizona markets, five different underwriting conversations
01Index
Where to read first
Each market page covers housing stock, renter demand, local rules and the costs that move the ratio.
02Why local matters
Four numbers that change from county to county
A national DSCR calculator will give you the same answer everywhere. That is the problem with it.
Tax class and reassessment
Rentals sit in the residential rental class, without the homeowner rebate a primary residence receives, and must be registered with the county assessor. Maricopa, Pima, Coconino and Yuma counties all publish parcel records, and school and special districts produce a different tax line on a similar house.
Insurance and roof age
Hail exposure in the Valley, monsoon and flood exposure in Tucson, snow load and heating in Flagstaff, heat and wind in Yuma. A landlord policy priced in one market says very little about another.
Renter demand and seasonality
Phoenix and the East Valley run on employment and in-migration. Tucson runs on a university and healthcare. Flagstaff adds tourism and snow. Yuma adds agriculture and winter visitors. Seasonality changes vacancy, and vacancy changes cash flow.
Local and association rules
Short-term rental licensing, rental registration, HOA rental caps and minimum lease terms differ by city and by subdivision. The rule that matters is the one that applies to the specific parcel.

How the five markets differ at a glance
Qualitative, because the useful differences here are structural rather than statistical.
| Market | Typical stock | What decides the file |
|---|---|---|
| Phoenix | Single-family rentals | Phoenix rewards a block-level read. |
| Tucson | Mid-century single-family | Tucson files usually turn on condition and insurance rather than price. |
| Mesa, Chandler and Gilbert | Four-bedroom suburban homes | In the East Valley, the order of operations matters: read the association documents before you fall in love with the house. |
| Flagstaff | Single-family homes | Flagstaff is a market where the operating costs decide the file. |
| Yuma | Single-family homes | Yuma is a market where cheap can be expensive. |

We will apply the local tax, insurance and association numbers that actually apply to the parcel, and tell you where the coverage ratio lands.
