Arizona rental loans sized by the rent, not the résumé.

DSCR Loan Arizona is a mortgage broker for investors buying and refinancing rental property across Arizona. We run the coverage ratio on the actual property, compare wholesale programs, and tell you plainly when a deal does not work.

Non-owner-occupied investment property, business purpose only. Loan Daddy LLC, NMLS 2827624 — a mortgage broker, not a lender.

02Why this product exists

Investors do not fail on credit. They fail on arithmetic.

A rental either covers its payment or it does not. Everything else — entity structure, reserves, insurance, timing — is detail around that fact.

The property qualifies, not your résumé

Investors with complicated tax returns, K-1s, write-offs or a recent job change still finance rentals. The decision rests on rent, the housing payment, your credit and your reserves.

Arizona numbers, not national averages

Rental-class property taxes that lose the homeowner rebate, hail and monsoon exposure, roof age, association dues, flood zones near the washes. Local costs decide local coverage ratios, so we build them into the math from the first call.

One broker, a shelf of wholesale programs

We arrange financing with wholesale lenders and compare what they will actually do for your property — not a single in-house product with a single set of rules.

A file built to clear, not to sit

You get the document list before you are under contract: entity paperwork, reserves, insurance, rent support. Most delays are missing pages, and missing pages are preventable.

03How it works

From address to closing, in a sequence that does not waste money

The expensive mistakes happen early: an offer written on a rent that will not be supported, or a property that cannot be insured for the use you planned.

Send the scenario

Address or area, property type, expected rent, purchase price or current loan balance, and what you want to accomplish. Two minutes of typing is enough to start.

We run coverage

We compute the ratio at a realistic payment, using local taxes, a landlord insurance estimate and the association dues. If it is thin, we say so before you spend money.

Program match

We compare the wholesale programs that fit the property, the entity and the exit. You see the trade-offs: loan amount, reserves, prepayment, documentation.

Documents and appraisal

Entity documents, statements, lease or rent support, insurance binder and an appraisal that establishes value and market rent. We tell you what is missing, early.

Clear conditions

Underwriting conditions get worked in order, with one point of contact. Anything unusual gets disclosed up front instead of discovered at the end.

Close and hold

Escrow closes, insurance is active, utilities transfer, and the file becomes a reference point for the next property — including the cash-out that funds it.

06Run the arithmetic yourself

The ratio is not a secret. It is a division problem.

Rent on top. Principal, interest, taxes, insurance and association dues on the bottom. The calculator is free, runs in your browser, and assumes no rate for you — because a rate belongs to your scenario, not to a website.

08Questions

Straight answers to the ones that matter

What is a DSCR loan?
A DSCR loan is a business-purpose mortgage for investment property that is underwritten on the property’s income instead of yours. The wholesale lender we place the file with compares the rent the property collects to the full monthly housing payment — principal, interest, taxes, insurance and association dues — and uses that ratio, along with your credit and reserves, to decide whether the loan works. Personal income and tax returns are generally not part of the decision.
What coverage ratio do I need?
It varies by program and by the rest of the file. Some programs accept a ratio below the market norm when reserves are strong or the borrower has a documented rental history; others require more margin. We will tell you which programs fit a specific property rather than quoting a single number that may not apply to your scenario.
Do you check my income or tax returns?
Generally no. These loans use the property’s rent, your credit profile and your reserves. Some programs ask for a verification of employment or a brief business narrative, and a handful will look at liquidity in more depth, but the traditional income documentation package is not the basis of approval.
Can I live in the property?
No. Everything on this site is for non-owner-occupied investment property and business purpose only. If you or a family member will occupy the home, this is the wrong product and we will tell you so rather than take the application.
Can I buy in an LLC?
Yes, and many investors do. Expect to provide the articles of organization, the full operating agreement including amendments, an EIN letter, a certificate of good standing and a resolution authorizing the loan. A personal guarantee from the individual behind the entity is standard.
