DSCR vs. hard money for Arizona fix-to-rent deals

How hard money and DSCR loans fit together on an Arizona fix-to-rent project: what each loan is for, how they are underwritten, where Phoenix and Tucson rehabs go wrong, and how to plan the refinance before you buy.

Updated October 17, 2026

Quick answer

Hard money is a short-term loan sized to the property’s value and your renovation plan; it is built to be paid off. A DSCR loan is a long-term loan sized to the property’s rent; it is built to be held. On an Arizona fix-to-rent deal the two usually work in sequence: hard money or a bridge loan funds the purchase and rehab, and a DSCR refinance replaces it once the property is leased.

Different jobs, not competing products

Investors often frame this as a choice, but the two loans answer different questions. A hard money lender asks whether the property, after the work you plan, is worth enough to protect its loan, and whether you can finish the project. A DSCR lender asks whether the property, as a rental, earns enough rent to carry a long-term payment. A house that needs a new roof, a kitchen and an HVAC system usually cannot answer the second question yet, because it is not rentable yet.

That is why the choice depends on the condition of the property and your timeline. A rent-ready Arizona house with a tenant or a realistic market rent can usually go straight to a DSCR purchase loan. A distressed house in an older central Phoenix or Tucson neighborhood usually needs short-term money first.

Where Arizona rehabs go off plan

Summer heat is a real underwriting issue. An HVAC system that fails in July is not a cosmetic item, and appraisers and DSCR lenders will notice a property that is not habitable in the season it will be rented. Budget for cooling, roof condition and desert landscaping before you budget for finishes. Many older Valley houses also carry outdated electrical panels or plumbing that inspectors flag late in a project.

Permits and HOAs add time. Some Phoenix-area communities restrict rentals, minimum lease terms or exterior changes, and a renovation that the association does not approve can stall the refinance. Projects in cities with short-term rental permit requirements need the permit layer resolved before the property can be appraised on nightly income. Each delay adds another month of hard money interest.

Finally, the investor tax bill. An Arizona rental does not receive the homeowner treatment a primary residence gets, so the escrowed property tax at refinance may be higher than the seller’s bill. That higher bill goes straight into the DSCR ratio, and it is the most common reason a refinance comes in at a smaller loan amount than the investor projected.

Plan the DSCR refinance before you close the hard money loan

The refinance is the exit, so underwrite it on day one. Estimate the stabilized rent conservatively, use a real insurance quote and the investor tax bill, and run the payment through the calculator at a loan amount that pays off the hard money balance, closing costs and any rehab you financed. If the ratio only works at an optimistic rent, the project is a bet on the appraisal.

  • Seasoning: many DSCR programs want a minimum ownership period before they lend on a higher appraised value. Know the requirement before you choose a short-term loan with a maturity date that arrives first.
  • Documentation: keep invoices, permits and before-and-after photos. They support the value increase when the appraiser and underwriter review the file.
  • Lease: a signed lease at market rent makes the refinance far cleaner than an appraiser’s rent estimate on a vacant house.
  • Entity: if you plan to hold in an LLC, close the hard money loan in the same entity so title does not need to move before the refinance.

When to skip hard money entirely

If the property is already rentable, paying short-term pricing for a loan you will replace in a few months is expensive. Light cosmetic work can often be funded from cash after closing a DSCR purchase loan. Some lenders also offer bridge products with built-in long-term exits. We broker DSCR, bridge and fix-to-rent programs from wholesale lenders, so we can look at both sides of the plan together and show you where the numbers are thin.

§Questions

Related questions

Can a DSCR loan fund renovation work in Arizona?
Most DSCR loans are for properties that are already rentable. Renovation-heavy projects usually use a bridge or fix-to-rent loan first, then refinance into DSCR once the property is leased or rent-ready.
How soon can I refinance out of a hard money loan?
It depends on the DSCR program’s seasoning rules and on when the property is complete and leased. Ask about seasoning before you choose the hard money term so the maturity date does not arrive first.
Does the DSCR refinance use the purchase price or the new appraised value?
After the seasoning period, many programs use the new appraised value. Before it, some programs limit the loan to your cost basis. Documented improvements help support the higher value.
